Structural Inspection

Scope of Work
The primary goal of a structural inspection is to evaluate the soundness of the structure and the function of the systems. In addition to operating the windows, doors, faucets and installed appliances, the structural inspector will enter any accessible area, including attics and crawlspaces. The inspector will walk on most roof surfaces and comment on any faults or problems that are noted in these areas.

Structural inspectors are licensed by the State of Nevada , through the Real Estate Division, who designates the standards of practice for the structural inspection. These standards can be viewed at: NAC645DSec480 (see section 480).

Pest Inspection

Scope of Work
The pest inspection is performed to identify wood destroying organisms and conditions that permit their existence in the structure. Wood destroying organisms include termites, carpenter ants, fungus and dry rot. **While there are many other “pests” that a home owner may be concerned with, these inspections do not address any pest that does not affect the soundness of the structure.

In addition to looking for the presence of termite and other wood destroying pests, the pest inspector looks for signs of current or prior moisture, usually from plumbing or roof leaks, which can allow fungus or rot to develop, or aide termites and carpenter ants to get their start.

Although the pest inspector looks for moisture, evaluation for mold is not part of the pest inspection.

Pest inspectors are licensed by the State of Nevada , through the Department of Agriculture, who designates the standards of practice for the structural inspection. These standards can be viewed at: NAC555Sec400 (See section 400)

Our structural and pest inspections are visual evaluations, and we can only comment on the items that are visible at the time of the inspection. Since many homes are still occupied at the time of inspection, it is important that attic and crawlspace accesses are uncovered and that any other areas that the inspector may need to see are accessible.

 

Ordering an Inspection

When ordering a structural or pest inspection, we will ask for the property address, the name of the person responsible for payment of the inspection (this is the name that will appear on the inspection report), and the type of the structure. You will also need to have escrow information available, including the escrow number, title officer and closing date, unless you plan to pay at the time of the inspection.
